What the Clean Covers—and What Check-Out Inspectors Look At

Our checklist works through the property room by room. Send your inventory or your agent’s list before booking so we can confirm any extra tasks or exclusions.

Room	What we clean	Areas to check closely
Kitchen	Worktops, splashbacks, sink and taps, cupboard doors, insides of cupboards and drawers, fridge-freezer inside and out, hob, extractor and floor	Cupboard tops, extractor filters, taps and drawer runners
Bathroom and WC	Bath, shower tray and screen, toilet, basin, tiles and grout, mirror, extractor grille and floor	Shower glass, grout lines, taps and plugholes
Bedrooms	Wardrobes inside and out, shelves, bedside areas, skirting, doors and handles, light switches and windowsills	Wardrobe tops, switches and skirting
Living areas and hall	Skirting, door frames, radiators and accessible gaps behind them, sockets, shelves, internal window frames and glass, and floors	Dust behind radiators, removable door marks and window smears
Throughout	Cobwebs, safely reachable light fittings and shades, carpet vacuuming, hard-floor mopping and loose surface debris	Ceiling corners, fittings and floor edges

Oven interior: tell us if you need it cleaned. Your written quote will state whether it is included and any additional charge.

Good to Know Before the Day

Empty and defrost the fridge-freezer at least 24 hours ahead, allowing longer if needed. Leave it fully defrosted and dry for cleaning.
Clear your belongings first. We clean surfaces; we do not pack.
Remove bin bags, unwanted belongings and bulky waste. Clearing loose surface debris does not include rubbish or furniture removal.
Point out anything specific in the inventory, including marks recorded at move-in.

End of Tenancy Cleaning Prices in Bath

These are the base prices by number of bedrooms and bathrooms. Your written quote confirms the total, including any agreed extras or more work.

4 bed, 1 bath	£330
4 bed, 2 bath	£360
5 bed, 1 bath	£400
5 bed, 2 bath	£445
6 bed, 1 bath	£480

What Changes the Price

Bedrooms and bathrooms: as shown in the table.
Carpet cleaning: added to the same visit when requested. See carpet cleaning in Bath for prices.
More tasks or unusual conditions: send photos so we can include the work in your quote.

If the property is quite different from the description, we’ll talk about any changes. Then, we’ll get your agreement before doing extra work.

What Does Not Change

How long the agreed clean takes. There is no hourly clock running.
Weekends or your chosen day. The same rates apply, subject to availability.

Sharing a house? Split the agreed price among housemates. Then, choose one person to book and keep the receipt.

Your Move-Out Countdown

Confirm your leaving date and check-out arrangements before booking. Check the notice requirements for your tenancy. Don’t assume the date.

When your leaving date is confirmed: ask the agent when check-out is. Also, request a cleaning quote.

About two weeks before: check your inventory. Then, send us any agent’s checklist, property photos, and areas that need extra attention.

Two to three days before: Finish packing. Empty cupboards and wardrobes. Remove unwanted food and rubbish. Follow the fridge-freezer preparation instructions above.

On the day: keep water and electricity available and arrange authorised access. You do not need to stay at the property.

After the clean: check the agreed work in person or arrange for someone to check it for you. Keep your cleaning records before returning the keys.

Book after your belongings and any furniture are removed, but before check-out. Boxes and furniture can prevent access to floors, skirting and other surfaces.

Protecting Your Deposit

Cleaning does not guarantee a deposit refund. The main point is how clean and well-kept the property is when you move in, taking normal wear and tear into account. You can clean it yourself or hire a professional. Because there’s a tenancy clause, it doesn’t mean you have to pay for a cleaning service.

Keep clear records of what was there before the tenancy and how you left it.

Document	Why it matters	What to do
Move-in inventory	Records the starting condition and cleanliness	Compare it with your original photos
Your own photos	Show the condition when you left	Take dated photos after cleaning, including cupboards and bathrooms
Cleaning receipt	Records the professional service booked	Keep it with the agreed checklist and quote
Check-out report	Records any issues raised at handover	Request a written copy before agreeing to a deduction

If a Deduction Looks Unfair

Ask for the itemised reason and supporting evidence.

Compare it with the move-in inventory and your photos.

Send the records that support your response.

If you cannot agree, check your deposit scheme’s dispute process.

Cleaning cannot reverse worn carpet, faded surfaces or other permanent damage. Our commitment covers the tasks agreed in your written quote.

For Landlords and Letting Agents in Bath

Send the property details and handover deadline so we can plan the visit around the turnaround.

One booking route: send the address, bedrooms, bathrooms, condition and date.
Between tenants: agree the cleaning scope before photography, viewings or the next move-in.
Shared houses: whole-property or room-by-room work can be discussed in advance.
Records: request an invoice per property for your files.

Licensed Shared Homes: Check the latest B&NES licensing rules. Also, review your property's licence conditions separately. The council says its extra HMO licensing scheme ended on 31 December 2023. Mandatory licensing still applies where needed. A cleaning booking does not establish compliance with all licence conditions.

Moving Out in Bath: Timing and Home Types

Bath’s converted flats, family houses, and shared student homes need different access and cleaning plans. Tell us about the layout as well as the bedroom count.

Home	What to plan for
Flat in a converted townhouse	Tell us the floor, stairs, lift availability and shared-entry arrangements
Terraced or semi-detached family house	List every room and bathroom, including any additional spaces you want cleaned
Student house, shared	Agree who will manage the booking, keys and communication
Purpose-built or modern flat	Confirm the layout, condition and building access rather than relying on bedroom count alone
Short let or furnished room	Explain which belongings are being removed and which furniture stays

Busy periods: late June to September and month-end dates can be harder to arrange. Ask once your leaving date is confirmed.

Parking: tell us about permit restrictions and where a van can legally stop.
